When you walk through an open home, most of what you notice is on the surface. Fresh paint, tidy lawns, and styled interiors can hide what really matters. Plumbing is one of those systems you rarely see, yet it can carry some of the biggest risks. Josh Marshall from Marshall Plumbers says knowing the red flags helps buyers avoid hidden costs and make smarter choices. A quick check now can save thousands later.
1. Check under the house
If there’s underfloor access, this is the best place to start. Pipes should run neatly with a steady downward slope. Pools of water, damp soil, or patchy repairs are clear warnings that something isn’t right. Mixed materials, such as copper joined into grey plastic, may suggest temporary or rushed fixes.
2. Look inside the ceiling
Ceiling and roof cavities can show problems that remain invisible elsewhere in the home. Stains on timber, sagging insulation, or damp patches are all signs of leaks. Unsupported pipes or poorly secured runs increase the risk of bursts when temperatures change. Spending just a few minutes up here with a torch can reveal issues that might otherwise go unnoticed until after you move in.
3. Inspect fittings closely
Take a good look at fittings in kitchens, bathrooms, and laundries. Flexible hoses, sink traps, and under-sink pipes are common failure points. Corrosion, bulges, or poorly angled pipes are red flags for problems ahead. Even small signs of wear can mean these parts are near the end of their life and could need replacing soon after purchase.
4. Walk the garden
A slow stroll around the garden can uncover major plumbing issues. Soggy soil, bad smells, or patches of grass that look healthier than the rest can all indicate cracked or leaking sewer lines. These repairs are costly and disruptive, so spotting them early gives you a stronger position to ask questions or negotiate.
5. Get a plumbing inspection
Even with careful checks, many problems remain hidden behind walls and under floors. Josh advises organising a pre-purchase plumbing inspection. A licensed plumber can provide a clear picture of the system’s condition, highlight likely future costs, and give you the confidence to move forward without surprises.
