Among the many who have found this option a perfect fit is Tauranga couple Merv and Bronwyn Gauntlett. They found a site they loved, but not the house that came with it.
The Best Laid Plans…
With plans to build a new home that would accommodate Bronwyn’s mobility restrictions, the Gauntlets’ initially set their sights on a local lifestyle village. But those plans were upended when the village was bought by new owners who no longer allowed for their planned adjustments.
Determined to find a solution, the couple decided to look beyond the village. After losing out on an auction for a piece of land they could build on, Merv and Bronwyn were feeling disheartened. However, their luck changed when they were contacted about a nearby property, known as ‘The Shack’, which was coming up for sale. While the house didn’t meet their needs, the flat site was located directly opposite the beach, presenting the perfect canvas for their new home.
Building A Landmark
With their site secured, Merv and Bronwyn’s next big step was deciding who they would trust to remove the existing property and bring their dream home to life. After meeting with Landmark Homes’ New Home Consultant, Donna Phillips, the couple felt confident and in capable hands.
Donna’s warmth and genuine enthusiasm for their project was just what Merv and Bronwyn were looking for. And having also met with Landmark Homes Bay of Plenty franchise owner Logan Stewart to talk about their dream home plans, they knew they’d found the right team for the job.

From Dream To Reality
Next came the exciting step of designing their home. Merv and Bronwyn’s vision came to life on a grand scale with a total floor area of 288.6m2 across two levels. The upper level is complemented by an expansive 49m2 wrap-around deck that captures the picturesque view across the Tauranga Harbour and Mt Maunganui.
Their new home boasts four bedrooms, two living spaces, three bathrooms, and two laundries, ensuring ample space for family and guests. A lift with automatic doors was installed, catering to Bronwyn’s mobility needs and ensuring easy access between floors. The garage doubles as a workshop with a convenient extra toilet, and a kitchenette downstairs adds an extra layer of functionality for family living.
The couple worked with Landmark Bay of Plenty’s interior designer Rosie Blockley to help plan their decor. Her expertise and understanding played a pivotal role, ensuring every space within the home was not only functional but beautiful. The design process was more than just selecting the right colours or materials; it was about creating an environment that supported Bronwyn’s day-to-day life, making the home a true haven for both her and Merv.
Overcoming Challenges
No home-building journey is without its hurdles, and Merv and Bronwyn’s project had its fair share. One of the initial challenges was navigating the council’s requirements for raising the site. “Logan organised the excavation which was a great help,” says Merv. Additionally, the demolition of The Shack involved the surprise discovery of asbestos which complicated matters. And of course, there was the small matter of a global pandemic to deal with!
It was during these challenges that the couple particularly appreciated the regular updates and excellent communication from Logan and the Landmark team.
Favourite Aspects
Among the many highlights of Merv and Bronwyn’s new home, the breathtaking view is a favourite feature, offering a relaxing and peaceful backdrop to their daily lives. Positioned to take advantage of both the sun and the view, their home sits proudly above most others in the area, due to the council’s flood zone requirements.
The decks, designed with careful consideration for Bronwyn’s mobility needs, are another special feature, blending seamlessly with the home’s overall aesthetic.
“We particularly love the stonework around the decking which really enhances the outdoor living experience,” says Bronwyn.
