When most people think of building a house, they picture the paperwork, the decisions, the delays, and the stress. But it doesn’t have to be that way. The real secret to a smoother build? It’s not the materials or the design. It’s the team behind it, and how well they communicate.

As Jarrod Angove of Landmark Homes explains, it comes down to trust, clarity, and setting expectations early. “Communication is everything in every part of life, but especially in building. We know everything about the building industry. Our clients typically don’t. It might be the only time they’ll ever build a home.”

That insight shapes how his team works. From the moment you walk in the door, the aim is to build a partnership, not just a house. It’s not about handing everything over. It’s about being included and informed, without feeling overwhelmed.

Know what to expect from day one

Before a single wall goes up, the process is broken into clear stages. Discovery and design, working drawings and consents, and then the build itself. Each stage comes with estimates around timing and cost. And just as importantly, a plan for how you’ll stay in the loop.

Clients are asked how they prefer to communicate. Some want texts. Some prefer weekly emails with progress photos. Others love site visits. It’s not a one-size-fits-all process. That flexibility gives people more confidence and less anxiety as things progress.

What if something goes wrong?

No build is without surprises. Weather delays, unexpected soil conditions, or supply issues can still crop up. But how those situations are handled makes a huge difference.

“Bad news early,” says Jarrod. That means letting clients know as soon as something changes, explaining what it means, and getting approval before moving forward. This early-warning approach helps avoid that sinking feeling of watching costs or timelines shift without warning.

A good project manager is worth their weight in gold

One of the most reassuring parts of the build is having a dedicated project manager. They’re your go-to person, helping coordinate trades, track the schedule, and answer questions along the way. And the relationship isn’t just professional. “They become part of your family,” says Jarrod.

When clients feel like they’re working with someone who gets them, it becomes easier to make decisions, raise concerns, and trust the process. That human connection matters, especially when life outside the build is busy too.

Building can be a good experience

Yes, building a home is a big undertaking. But it doesn’t have to be filled with frustration or confusion. With the right team, a clear process, and consistent communication, it can actually feel rewarding. Even enjoyable.

It’s not about eliminating every unknown. It’s about knowing you’re not facing them alone.
