Steven Huntingford of Accredited Roofing has seen plenty of cases where homeowners fell in love with a roof style without first checking if their house could take it. The result can be delays, unexpected costs, and in some cases, having to choose an entirely different material.
Not all roofs weigh the same
One of the biggest considerations is weight. Concrete or clay tiles, for example, are much heavier than longrun steel. If your house was built with light materials in mind, the structure underneath may not be strong enough to take the extra load. Reinforcing the framing is sometimes possible, but it is an added cost that needs to be factored in from the start.
As Steven explains, “The roof is only as good as what is holding it up. You cannot just swap one material for another without knowing if the structure beneath can carry it.”

Even if your home can handle the new material, there are flow-on effects to think about. Heavier roofing might mean stronger bracing, additional fixings, or even upgrading parts of your foundations. Lighter materials, on the other hand, may require changes to stop uplift in high winds.
These costs are not always obvious when you first get excited about a roof style. Steven says homeowners are often surprised at how quickly the extras add up. “You think you are just buying a roof, but in reality, you are sometimes buying a whole system of upgrades to make that roof possible.”
