It’s one of the most expensive parts of any home to repair, and it doesn’t always reveal its secrets right away. But with a few simple checks, you can spot the warning signs and avoid costly surprises down the track.
Steven Huntingford from Accredited Roofing has been working on Kiwi roofs since the late 1990s. He’s seen it all, from simple moss build-up to storm damage and full replacements, and knows exactly what buyers miss when they’re falling for a home.
Why it’s important
“People are more worried about the bathroom or the kitchen,” says Steven. But the roof is your home’s first line of defence against the elements. “So the roof is pretty important to get right.”
A damaged or deteriorating roof can lead to leaks, damp, mould, insulation issues and major structural damage. And while some problems are obvious, others are easy to miss unless you know what to look for.
Start from the street
You don’t need to be a roofing expert to do a basic visual check. Start by stepping back to the footpath or even across the road and look at the roof as a whole. You’re checking for signs that it’s patchy, uneven, or just not sitting quite right. Look out for:
• Rust streaks running down the roof
• Sagging rooflines
• Tiles that look cracked, shifted, or missing
• Moss, mould, or lichen growth
Try to view the roof from more than one angle, especially if parts of it are hidden from the front. A quick walk around the property can reveal issues you might not catch from a single spot.
Step inside
Ceilings can often give away roof issues long before a leak becomes visible. “If you’re going into the lounge or the kitchen or any of the bedrooms, can you see any cracks in the ceiling? Is there any mould on the ceilings? Does the house smell damp?” Steven says. These signs don’t always mean there’s an active leak, but they should prompt more questions.
Ask the agent or get an expert
If you’re considering making an offer, don’t be afraid to dig deeper. Ask the agent when the roof was last maintained or inspected, and what kind of work has been done. And if something doesn’t sit right, don’t rely solely on the building report. It’s worth getting a second opinion.
Arrange an inspection from a licensed roofing professional. They’ll be able to assess the roof’s condition, identify potential issues, and advise whether repairs, repainting or full replacement might be needed. This is especially important if the roof is nearing the end of its expected lifespan, or if you’re seeing signs of wear.
