You don’t need a ladder or a building background to get a good first read on a roof.

Steven Huntingford from Accredited Roofing has seen how early checks can save homeowners thousands. He says even a quick look from the ground can reveal warning signs that are worth investigating further. Whether you’re house hunting or planning to renovate, a fast visual check can tell you a lot about the roof’s condition and help you decide when to bring in an expert.

Here are five simple tips to help you spot problems early, no climbing required.

1. Look from the street first

Start by stepping back to the footpath or even across the road. This gives you the best view of the full roofline. Look for:

  • Uneven or sagging lines
  • Rust streaks or faded patches
  • Tiles that are out of place or look damaged
  • Mould or moss, especially near the edges or in shaded areas

A well-maintained roof should sit straight and consistent. Anything that looks crooked or patchy might need attention.

2. Walk the boundary for different angles

Some parts of the roof may be hidden from the front. Take a walk around the property (if access is allowed) and look from side and rear angles. You may spot damage, staining or signs of age that aren’t visible from the main entrance. This also gives you a chance to check guttering and downpipes for rust, overflow marks or debris.

3. Take note of the surroundings

Pay attention to nearby trees, power lines or branches hanging over the house. These can add extra wear and tear to the roof over time. Heavy bird traffic or overhanging foliage can increase the risk of moss, blocked gutters and staining. If you’re seeing lots of growth or droppings on the roof, factor in the cost of extra maintenance.

4. Look inside the home for clues

Once you’re indoors, scan the ceilings in each room. Water stains, mould spots or bubbling paint are common signs of a leak. You might also notice damp smells in bedrooms or wardrobes. These aren’t always visible right away, so use your nose as well as your eyes.

5. Get expert help if anything looks off

If the roof looks old, weathered or inconsistent, book an expert inspection. Roofing professionals can spot issues you won’t see from the ground. Many now use drones to get clear, high-resolution images, which makes the process fast and non-invasive. An early check can save you thousands in repairs. It can also give you more confidence in your purchase.
